Who Can Invest

These Investments are open only to those who are:


1. Accredited investors, or


2. Those with a pre-existing relationship with Nassau Investments or its principals

What We Invest In

We need passive investors for:


1.  Apartment buildings


2. Hotels


Is there a Minimum Investment

$100,000 is the minimum investment for syndicated apartment deals


$200,000 is the minimum investment for hotel deals


How Much Returns Can I Expect

The returns will be deal specific. In general, we aim to get 30% project IRR and our investors get anywhere from 12-20% IRR (annualized).

The investor returns have 2 components:

  • Yield on your money - you get preferred share status and get a dividend on your investment. The typical dividend we give is between 5-10%; 
  • Share of the profits. You will own equity in our projects. The equity we give is between 30-70% depending on the project.

When Can I Get My Money Back

The investment time horizon is deal-specific. It can be anywhere from 3 to 5 years or longer. We also aim to refinance (if feasible) as soon as reasonable so we can return part or all of our investor capital back so we minimize their risk and maximize their IRR.  Even when we refi and return 100% of the investor capital, they still retain their ownership or equity in the deal.

Mike's experience of going through financial difficulty in the early part of his investing career (using only his money) has taught him how to be extremely conservative in investing whether he uses his own money or that of our investors.
