We need passive investors for:
1. Apartment buildings
2. Hotels
$100,000 is the minimum investment for syndicated apartment deals
$200,000 is the minimum investment for hotel deals
The returns will be deal specific. In general, we aim to get 30% project IRR and our investors get anywhere from 12-20% IRR (annualized).
The investor returns have 2 components:
The investment time horizon is deal-specific. It can be anywhere from 3 to 5 years or longer. We also aim to refinance (if feasible) as soon as reasonable so we can return part or all of our investor capital back so we minimize their risk and maximize their IRR. Even when we refi and return 100% of the investor capital, they still retain their ownership or equity in the deal.
Our track record speaks for itself. No investor has lost money with us. Mike's experience of going through financial difficulty in the early part of his investing career (using only his money) has taught him how to be extremely conservative in investing whether he uses his own money or that of our investors.
